A promising rental photograph is a starting point, not a decision. Whether you are looking for an apartment in Colombo 03, a house in Nugegoda or an annex closer to work, a systematic checklist can prevent wasted visits and unexpected costs.
Use the steps below to move from browsing to a better-informed enquiry, viewing and agreement. The same questions can be used for any rental property, although building rules and tenancy terms will vary.
Before you contact the property agent
- Confirm the location. Check the neighbourhood, approximate commute and access to roads or public transport. An area name is not a substitute for an exact viewing address. Ask for a location pin from the authorised contact when arranging the visit.
- Check the basic fit. Confirm the property type, bedrooms, bathrooms, furnishing, parking and any essential requirements. A one-bedroom annex and a one-bedroom apartment may differ in privacy, access and shared facilities; ask what is exclusive to your unit.
- Check when availability was last confirmed. Published availability is time-sensitive. A “recently confirmed” date helps you assess freshness, but it is not a guarantee the property remains available. Reconfirm before travelling.
- Understand the up-front cost. Monthly rent alone is not enough. Ask separately about the security deposit, advance rent, any agreed agent charge, utilities and other fees. Compare total move-in cash, not only headline rent.
- Save and compare a shortlist. Narrow the search to a few realistic candidates. On RentVerified, use the listing details, saved rentals and comparison features rather than juggling screenshots and forgetting which costs belong to which property.
During the viewing
- Check the property, not only the staging. Walk through every room. Look for water damage, ventilation, plumbing issues, functional switches and doors that close correctly. Request permission before testing appliances.
- Clarify what is included. Ask which furnishings, appliances and fixtures remain with the property. Where appropriate, take a written or photographed condition inventory with the authorised contact's consent.
- Check the practical living arrangements. Ask about utility billing, internet availability, waste collection, parking access, building rules, maintenance reporting and any shared areas. Confirm whether other occupants or building management place limitations relevant to your intended use.
- Understand timing. Verify the earliest handover date, expected duration, notice requirements and any conditions on renewing or ending the tenancy. Never assume “available now” means you can immediately move in without documentation.
Before agreeing or paying
- Verify authority. Confirm who is entitled to offer the property for rent and sign the agreement, and verify the supporting documents appropriate to the situation. A platform listing or attractive photograph is not ownership proof.
- Read the complete written terms. Understand the full payment schedule, deposit treatment, maintenance responsibilities, notice terms and what happens if an agreed handover is delayed. Obtain qualified advice if a term is unclear or the commitment is substantial.
- Pay safely. Inspect the property and verify documents before paying. Avoid pressure to send money to an unknown account, insist on a traceable payment and keep receipts. Never pay someone who claims they are collecting rent or deposits on behalf of RentVerified.

The lowest asking rent is not always the lowest move-in cost or the most suitable home. A few clear answers before the viewing can save time and help you enquire with confidence.
