The monthly rent is only one part of the money you may need before moving into an apartment, annex or house in Colombo. A property advertised at LKR 150,000 per month could require a much larger up-front payment, depending on the written agreement, the deposit, any advance rent and other charges.
Before you shortlist a property, write down every amount due before you receive the keys. That is the practical meaning of cash to move in.
1. Start with the monthly rent
Check the amount, currency, first payment date and whether rent is due in advance each month. Ask whether the stated rent includes parking, maintenance or other charges, rather than assuming it does.
Two listings with the same monthly rent may have very different total move-in requirements.
2. Identify the security deposit separately
A security deposit is money requested as security under the rental agreement. Ask for the precise amount, what deductions may be made, when the balance is returned and who will hold it. Do not treat the deposit as automatically refundable in full or interchangeable with advance rent: the written terms matter.
3. Clarify what “advance” means
“Advance” is often used casually, but it can refer to rent paid ahead of time, a security deposit, or another agreed payment. Ask the property contact to identify each item in writing and whether it is credited against future rent or held separately. Also confirm the legal basis and terms of any requested payment for the property concerned. Avoid agreeing to an unexplained lump sum.
4. Check whether an agent fee applies
If an agency is involved, establish whether a fee is payable by you, the amount, when it becomes due, who receives it and what service it covers. Do not assume every property carries the same fee structure. Ask for the agreement and a receipt for any payment made.
5. Allow for moving and setup expenses
Budget separately for costs such as transportation, utility connections, internet setup, minor furnishing and any move-in or building charges. These are not necessarily charges from the landlord or agent, but they still affect the amount of cash you need at the beginning.
A worked example (illustrative only)
Suppose a Colombo rental has the following hypothetical terms:
| Item | Illustrative amount |
|---|---|
| First month's rent | LKR 150,000 |
| Separately stated security deposit | LKR 300,000 |
| Agent fee, if agreed and applicable | LKR 75,000 |
| Moving/setup allowance | LKR 25,000 |
| Total initial cash needed | LKR 550,000 |
This is an arithmetic example, not a quoted property offer, market average, recommended deposit or statement of legal entitlement. If an amount called “advance rent” is also requested, confirm whether it is additional or already included in the first month's rent before adding it; otherwise you may double-count.
A six-question checklist before enquiring
- What exact amount is due when I sign, and what is due on move-in day?
- Which portion is rent, which is a deposit, and which is an agent or building charge?
- Are the sums and payment recipient named in the written agreement?
- Which recurring expenses sit outside the monthly rent?
- When can I view the property and confirm its current availability?
- What happens to each payment if the move-in date changes or the agreement does not proceed?
Compare total cost, not just advertised rent
When reviewing properties, save the options that meet your location, budget and bedroom needs. Check the most recent availability-confirmation date and ask the listing contact to reconfirm. Then compare each listing's stated rent and up-front charges together.
On RentVerified, eligible listing detail pages show a Cash to Move In breakdown when sufficient terms are available. You can also save rentals and compare shortlisted properties before sending enquiries. Figures come from the published listing information; confirm every amount directly with the authorised property contact.
